We came to a verbal agreement today with Builder’s First Source to do all the framing and dry-in work, which includes all framing, floor systems, roof system, sheathing, exterior doors, windows, back deck/porch, some exterior trim (including front porch columns), etc.
Here’s how the numbers break down:
- Framing Labor: $20,830
- Framing Materials: $37,334
- Structural Steel: $1,664
- Interior Stairs: $628
- House Wrap Labor: $600
- House Wrap Materials: $674
- Windows/Exterior Doors labor: $848
- Windows/Exterior Doors Materials: $7863
- Front Door Materials: $691
- Trim/Screened Porch Labor: $1829
- Trim/Screened Porch Materials: $10,241
TOTAL BID: $83,202
This is the by-far the largest single bid we’ll have for the project, which is why I decided to go with a larger (read: more reliable) company for this work. I expect they should more more efficient, and ultimately more cost-effective, than trying to piecemeal this out, especially given our tight schedule.
